Project Overview
Our client, a determined young mother of two, came to Struc with a clear but challenging goal: to get on the property ladder and create a secure future for her family, while keeping her mortgage small enough to pay off in five years.
Instead of buying an existing home, she wanted to build a property that was truly hers — one that met her needs today and created future financial security.
The Challenge
- Budget & Time Constraints: Limited deposit, tight mortgage budget and a goal to be mortgage-free within five years.
- Complex Property Arrangement: Negotiating with the property owner, who owned the land, to ensure a fair and legally sound agreement.
- Future-proofing: Designing a home that could provide income security if needed.
Our Approach
Struc worked closely with the client to reverse-engineer a solution that fit both her life and her financial goals.
We structured an agreement with the property owner and managed the subdivision process to provide her with clear title to her land. Collaborating with mortgage brokers and her accountant, we ensured she could secure the loan she needed at the right time. And through multiple layout options, we created both a three-bedroom home and a two-bedroom minor dwelling, transforming the project into a home-and-income opportunity.
At every step, Struc managed the process to minimise cost and time risk, helping her achieve her goal of being debt-free within five years.
The RESULTS
The project is now moving from subdivision into construction. By adding a two-bedroom dwelling, our client will have the option to rent it out, drastically reducing her mortgage repayment time and giving her peace of mind after a difficult period in her life.
